Preconstruction

The Bazco project approach leverages over 18 years of general contractor experience to guide the preconstruction phase of the project and make informed decisions regarding design build, value engineering, contractor selection and constructability review.

Contractor Selection

From real-life experience in the industry, Bazco offers unique insight into the ways contractors see the project and try to get away with things. Not only do we understand all aspects of the contractor’s work, but we implement best practices for construction management to make the team successful as well. We will use this knowledge to help the client select the best contracting team for the project through the interview process, vetting each proposal with the client that reflects what is most important to your company culture and project goals.   

Design Development 

Schematic Stage Review: We will assess value engineering opportunities, preferably before drawings are submitted to the city for planning review. This will prevent the client from committing to any exterior design elements that may present cost and budget issues down the road, helping to avoid expensive redesign and lost time with the city during the planning and approval process. 

Development Stage Review: We will evaluate cost savings opportunities as the design progresses and ensure the decisions made during the entitlement stage have been correctly executed. This includes verifying that design decisions needing to be made prior to advancing the design are economically advantageous. 

Constructability Review: We will review the finer details of the drawings to check for potential costly design inconsistencies that could present problems during construction and lead to costly change orders. 

Bidding 

Bazco will ensure a thorough bidding process where the proper number of qualified subcontractors are engaged and the process accurately represents the current state of the market. We will review all subcontractor bids and evaluate scope holes as well as areas where general contractors will supplement subcontractor scope of work to confirm that budgets are reasonable and the client is receiving the best value.

Ongoing Project Monitoring 

Bazco utilizes key milestones to monitor the projected success or failure of the project, which allows us to make appropriate corrections to the team or project before they create problems that cannot be recovered from. Our goal is to make small, proactive adjustments to prevent issues rather than reactive decisions after costly errors have already been made.
